A still pool grows algae that stains the plaster, which means resurfacing, not cleaning. And termites can take a teak floor in a single season with nobody there to notice. A lived-in house avoids all three: the aircon runs, the pool runs, and someone is in the room the day a problem starts.

AVENI Villas is a short-term rental management company for private houses and pool villas in Bangkok, Thailand. We work with Bangkok homeowners, including Mandarin-speaking and Mainland Chinese owners, who live in their house part of the year and leave it vacant the rest.
While your house is vacant, we rent the whole home to vetted families, one booking at a time, and look after the property: guest screening and ID verification, smart-lock door codes that expire at checkout, cleaning, pool and air-conditioning upkeep, maintenance at cost, and monthly photos. Choose full management (we do everything) or semi-managed (we run bookings and guests, your own staff look after the house).

Nobody books instantly. Jerry approves every guest himself, everyone is ID-verified, foreign guests are registered with immigration, and every guest says why they are coming: a family in town for a wedding, grandparents over for a birthday. Two-night minimum, a deposit on every booking, and house rules signed before arrival in one person's name.
The door runs on a code made for that guest and those exact dates, and it dies the moment they check out. No keys in circulation, no copies cut. Every door opening is logged and time-stamped, so if someone opened your front door at three in the morning, you would know. Your own suite can stay locked the whole time, and your estate office gets Jerry's number, so any complaint comes to him and not to you.
A closed-up house is not storage. Bangkok sits at 32°C and about 75% humidity most of the year, the air conditioning never runs, and the damp goes into the wardrobes: leather first, then the ceilings.
